Single family Build-To-Rent is quickly becoming the most opportunistic asset class in real estate. A Build-To-Rent (BTR) asset are entire communities of single family rental homes in one professionally managed, high-amenitized community.

The high demand for single family rentals, in lieu of apartment buildings or for-sale entry level homes, has prompted many developers and investors to tap into this new product.

How Tempo Capital Provides Opportunities:

Tempo Capital is highly active in the BTR community. We’re tied into many builders & developers across the country; national, regional and local, who are now diversifying their business and developing BTR projects. We work closely with financing sources, both debt & equity, who seek to fund BTR projects. In addition we have relationships with national private equity fund mangers who seek to acquire BTR communities in their entirety, will acquire partially built SFR communities, as well as finished lots in BTR communities.


Summary Of Tempo Capital’s Single Family Build-To-Rent Platform:

  • Provide financing to builders & developer for BTR communities. 
    • Debt & equity.  Acquisition, development & construction.
  • Provide a JV Partnership with an investment group per the following:
    • Investment group to acquire vacant & entitled land
    • Investment group to fund horizontal & construction costs
    • Investment group to contract with builder/developer on a fee basis to perform the work
  • Provide permanent financing once project is leased/stabilized.
  • Provide a bridge permanent financing product which can recapitalize the project during the leasing process.
  • Provide investment partners 
  • Provide a purchaser for an entire BTR community at any of the various stages:
    • Upon substantially completed project and stabilization
    • Upon partially built project and partially leased
    • Upon completion of horizontal development
    • When entitlements are complete on vacant land
